About this tool
This calculator finds the maximum brokerage fee a licensed agent in Korea can charge one party, based on the deal amount and property type.
For housing sales the cap rate is 0.6% up to 50 million KRW with a limit of 250,000 KRW, 0.5% up to 200 million with a limit of 800,000, 0.4% up to 900 million, 0.5% up to 1.2 billion, 0.6% up to 1.5 billion and 0.7% above that.
For housing leases the tiers are 0.5% (limit 200,000), 0.4% (limit 300,000), 0.3% up to 600 million, then 0.4%, 0.5% and 0.6%.
For a monthly rent the deal amount is the deposit plus 100 times the monthly rent, or 70 times if that total is under 50 million KRW.
For example, a 500 million KRW house sale has a cap of 0.4%, which is 2,000,000 KRW, and a deposit of 10 million with 700,000 monthly rent counts as 80 million, capped at 0.4%, or 300,000 KRW by the tier limit.
Residential officetels of 85 square meters or less use 0.5% for sales and 0.4% for leases, and other property is negotiated within 0.9%.
VAT of 10% is added if the agent is a general taxpayer, and the fee is negotiated up to this ceiling. The rules were amended on 2026-08-28, so check the latest notice.
