One pyeong is the traditional Korean unit of floor area and equals about 3.305785 square metres, exactly 400 divided by 121. To convert pyeong to square metres, multiply by 3.305785; to go the other way, divide square metres by 3.305785. For example, 34 pyeong is about 112.4 m², and 84 m² is about 25.4 pyeong. In Korean apartment ads, the supply area is the net (exclusive) area plus shared spaces such as corridors, stairs and lobbies, so a '34-pyeong' apartment usually has about 112 m² of supply area and about 84 m² of net area. The net-to-supply ratio is typically 70 to 80 percent, and the tool lets you enter your own ratio to estimate the net area. Under Korean law, real-estate documents must use square metres, so pyeong is for everyday understanding only.
