About this tool

This calculator estimates the acquisition tax for buying a home in Korea (2026-10 basis): the acquisition tax, the local education tax and the rural special tax, plus the total.

For a purchase the basic rate is 1% up to 600 million KRW, 3% above 900 million KRW, and for 600 to 900 million KRW it is (price in 100 millions x 2/3 - 3)%.

Multi-home surcharges are 8% for a 2nd home in a regulated area and 12% for a 3rd or later home there, while outside regulated areas a 3rd home is 8% and a 4th or later home is 12%; a temporary 2-home case is treated at the basic rate.

The local education tax is 10% of the basic acquisition tax (0.4% of the price under a surcharge), and the rural special tax of 0.2% applies only to homes over 85 sqm (0.6% or 1.0% under a surcharge).

For example, a 700 million KRW home bought as a 1st home of 85 sqm or less has a 1.6667% rate, which is 11,666,900 KRW of acquisition tax and 12,833,590 KRW in total.

Reductions for first-time buyers, newlyweds or families with several children, and exceptions such as low-priced homes, are not calculated.

The tax base can also be the official price when it is higher than the deal price. ⓘ This is an estimate for reference only; the actual amount may differ from what your local government, agent or tax office says.

Basis date: 2026-10. Rates can change with law revisions, so check with Wetax or your local government before filing.
